19 NIC  — 1901 Nicollet Avenue
Minneapolis, MN

“Patience is a virtue” best describes “19 Nic”. Dating back to the 1920’s, this 2-story, mixed-use commercial building was originally built and used as a Cadillac Auto Dealership. Fast forward to 2015 when Maven CRE spearheaded acquiring 2 contiguous non-performing buildings consisting of 30,000 SF, step 1 entailed crafting a vigilant strategy to maximize the assets potential by undertaking a process to combine 2 separate parcels into 1 new legal parcel. Step 2 consisted of renovating the buildings to provide more usable, functional, modern and efficient space to select retail users and creative office types. The building is located in the Stevens Square Neighborhood just 6 blocks south of Downtown Minneapolis. Quick and convenient access to Highway’s 94 and 35W along with Met Council’s planned rapid bus transit line on Nicollet Avenue makes 19 Nic enticing for businesses seeking convenience in an urban-modern, hip, retro building. The building’s renovation consisted of demolishing the building’s entire interior, relocating the main building entry to Nicollet Avenue, installing a 3-stop passenger elevator, sprinkling, replacing the large plate glass windows, exposing and sandblasting the ceiling joists and sandstone brick walls, grinding the mosaic terrazzo flooring and installing new common areas with soft neutral finishes. Coupled with an amenity-rich environment including “Eat Street” and several new apartment projects consisting of over 1,000 units surrounding 19 Nic brings true meaning to new life for the historic Stevens Square community.
